Documentation Required For Loan Transactions


Purchases

  • Completed loan application
  • Last 2 years W2s
  • Last 30 days paystubs
  • Last 2 months bank statements (all pages even if the last page is blank or an advertisement) - must show account number, bank name, customer name, and all transaction history for two months
  • Any other asset accounts you may have (stocks, 401k, mutual funds, etc.) - Although this may not be required, it may strengthen your file and provide a better chance for approval.
  • Photo ID - must be clear, unexpired, and legible
  • Social Security Card
  • Sales contract with title company/attorney information
  • Retirement verification (if applicable)
  • Social Security Awards letter (if applicable)
  • DD214 - This is needed so we can obtain your Certificate of Eligibility

Cash Out Refinances

  • Completed loan application - no assets need to be listed
  • Last 2 years W2s
  • Last 30 days paystubs
  • Photo ID - must be clear, unexpired, and legible
  • Social Security Card
  • Retirement verification (if applicable)
  • Social Security Awards letter (if applicable)
  • DD214
  • Note, HUD1 Settlement Statement, and mortgage from original loan
  • Insurance Declaration Page
  • Mortgage Statement/Stub

IRRRL

  • Completed Loan Application - no income or assets needed
  • Note from original loan
  • Insurance Declaration Page
  • Photo ID - must be clear, unexpired and legible
  • Social Security card
  • Mortgage Statement/Stub

Other documentation may be required if any of the following are characteristic of your profile:

- Child support/Alimony paid or received
- Bankruptcy/Foreclosure show on your credit report
- Self Employed
- Wood Destroying Insect area - Termite inspection will be required
  (depends on property location)
- If on private water/sewer, well/septic inspection will be required
